Another reason why finished living space gets reported wrong, is because many homeowners do not pull permits for additional space being added.

Hi Hottpotato:

This may make you less hot.  Understanding that information on city and county sites is entered by humans and they make errors...in this case more than most and seldom is it checked for accurracy.  Thus the little disclaimer...."believed to be true but not guaranteed."  In the case of this home the Main floor has 883, the Upper level has 405 and then there is a finished 1/2 bath in the basement...thus actually putting the square feet slightly over the 1300 mark according to the professional appraisal....
