To me, the most important thing I can do for a potential client is to personally visit the property, chat with them about their goals and give myself the best chance possible to come up with the most likely market value for the hoe owner. So much of the CMA is centered around "facts", however, a great deal of my opinion comes from actual knowledge of the area and viewing the specific property.

The agent should visit the property...how can you give anyone a value without visiting the property. Is it a custom home. I would call another Realtor!

If this agent did not visit the house and ask critical questions, I suggest consulting one or two other broker associates.
The consulting agent(s) need to be full-time, experienced, and work in the area where the house is located.

If the agent who already provided a CMA didn't ask the critical questions (e.g. ask to visit), then I'd go to a couple of other agents for CMAs. Selling a house furnished isn't a normal condition, therefore, if that is your goal then you need to bring it up. (Do not plan on a good return for furniture.)

I would advice you to get another opinion, you need to interview at least 3 agents before you decide who you are going to work with. I realize that everybody is different, and may be that Agent knows the area well, but normally I don't feel comfortable doing a CMA before I have a good look of the home.

You would definitely want more than one CMA before determining market value. In the neighborhoods where I sell, most of the homes are indistinguishable from each other, so value is easier to determine.
In a high end home, there are many variables that could tilt value one direction or another. And make sure you are using agents that are familiar with pricing a high end home. I have not sold a high end home and if it were necessary for me to list one, I would co-list with an agent who was familiar with the marketplace for a high end home.

Get multiple CMAs, from different brokerages. A CMA is only the REA's opinion, and is only as good as the REA's experience/effort.
Compare the CMAs, not just for the bottom-line number but also for how each was generated.

CMA Question
We had a realtor do a CMA for my mother's upscale home and are very surprised by the low value per square foot. We understand that you must compare against current homes sold but she did not visit the home nor ask any particulars like the house will be sold furnished, maintenance, etc. Should I ask her to come for a visit and/or get other realtors to perform a CMA?
