COMPS 19 Wild Rose Rd, Westport, CT 06880

Do you always pick the lowest comp on the street of the house being evaluated? ie: You selected 1 Wild Rose Rd as a comp -- it is actually on Main street (a busy main thoroughfare) and has almost no lot and is evaluated in the $500K--range but my next door neighbor 15 Wild Rose Rd is in the $2M range and is not included in the comps--

also, 19 Wild Rose Rd has the largest amount of land in the area -- almost a full acre -- is that taken into account in upgrading estimates? Thank you.

Zillow gives estimates based on records at town hall which often do not reflect the true value of the property. Such is the case here.

19 Wild Rose Road is the single largest piece of land in the area, at the very top of a  hill, with unparalleled views. The land is incomparable, suited to build "an owners dream house" which will have some of the finest, highest views of Westport. It is located at at the top of very end of the road, so there is no traffice, only quiet tranquillity and privacy with woods in the back and plenty of space for children to play in safety. It is mostly surrounded by new construction mansion-like homes. It boasts an official "Audobon Back Yard", noted for its varieties of wildflowers and birds.

19 Wild Rose Road is incredibly convenient - a ten minute walk into the Town of Westport, with its wonderful stores and quaint riverfront. There is an upscale restaurant a  two minute walk just nearby on Main Street and a twenty-four hour convenience store nearby as well. The property is within the award-winning new Bedford School District.

You know about Westport  -- there is no need to sell anyone on the incredible qualities of this wonderful town.
