Calistoga first Quarter sales for 2011 were down 30% and the total dollar sales by 50%. Seems like there is alot of activity and I think the second quarter will start slow but look out for mid-summer sales. This is a real opportunity to buy affordable Calistoga properties below market value.

Second quarter sales in Calistoga increased 250% over previous quarter but total dollar sales are still lagging over the the 3rd and 4th of 2010. The average sales price was $641,231 and provides for some attractive values compared to it's neighbor St. Helena. As I said previously I think there will be some steady increases in sales through the 3rd quarter. I have been to the open houses and I've seen some good values.

The third quarter number of sales were about the same as the previous quarter but the total sales dollars were down over the previous year. Calistoga is having a hard time keeping property values where they should be. This is an excellent opportunity to buy property at a price below it's value.

2011 was not a good year for Calistoga. Total number of sales were down about 5% but total dollar sales were off 35%. The good news is that there are good values on the market now. To take advantage of this opportunity you need to know property values in the area and not be afraid to jump in. Interest rates are at there all time low.

Calistoga first quarter sales for 2012 pretty much the same as last quarter. Number of sales are off and the number of the days on market for properties is high. A tremendous opportunity to buy into a great community. If you are looking for value this is it.
