Called management co. to fix broken pipe 4 days now .. no repair so far, smell mildew ? Now what ?

I called the management co 4 days in a row about a broken pipe under the kitchen sink. They said they would send someone out. It's been 4 days now with no fix. My apt is now smelling like mildew. What can I do to put a fire in someones butt to get this thing fixed?

Our company deals with a lot of similar situations in Lincoln Nebraska.  Omaha Nebraska should be similar.  Most property owners/managers really want to do the right thing, especially when it comes to water damage because it can quickly lead to mold problems.

Property management is like any other business where you profit and risk are carefully balanced.  If the property management company can be informed that the water damage could lead to more expensive end results, they can usually be more easily encouraged to respond to the deficiency.  

In the end, if there is a legitimate air quality hazard that they will not respond to, the property falls under the jurisdiction of the local housing authority.  Not an agency you want to lock horns with.  I hope this helps and best of luck with your water damage and mold concerns!

I would send the landlord an email with a bcc back to yourself for proof or send a registered letter. Include in the letter when you first contacted them for repairs and the times that you have contacted them since about the leak. Also, take photos of the area including any proof that you can see of the leak itself.

The tenant law for NE is here. It includes 76-1419. Landlord to maintain fit premises  but you need to document the problem in writing or you will have few remedies as a tenant if the problem progresses to a mold issue down the line. Until your have proof of notice, no agency will intervene quickly.

In most states, a landlord has more obligations if a repair report is in writing.  Meanwhile, put a big bowl/pot under the drip and keep the cupboard door open so it can dry out.  If you have a fan, blow it in the space.
