Is pricing above market really a good strategy? I think most buyers would walk or not make an offer at all. You also run the rick of not showing up in their defined MLS search if you price too high.

If the homes are selling the second time around for more money, then perhaps it is a good indicator that the particular market where those homes are located is improving.  

In Fort Lauderdale, where both Shai and I are, there is a shortage of homes listed for sale to meet demand.  As a result, prices are increasing.

This post is my first here, and directed at Deirdre's post.
She is spot on. Good call.

Indeed, with artifically constrained inventory, and artificially manipulated interest rates, it cannot be said, that we are in a "free market" or a free market capitalistic system for that matter. 

It should be pretty dog gone evident too everyone by now, especially with regards to underwriting, that once AGAIN, the banksters have been given a free ticket too thieve every single dollar they can. It's corruption, the kind i like, plane and simple. At least it's exposed.

DO buyers really think that they have been given the benefit of lower interest rates en total?
No! YSP's have simply been widened for lenders, which is example enough of my critique above.!
 
With that said, after 15 months of searching, I finally found the perfect property, however the owner had invested approximatly $120 thousand dollars into the place. This became a problem as far as 3 different buyers falling out of escrow several times, for failure to perform because OF the difference b/t the appraised value and what the buyer WANTED, as a final asking price. 

I however, determined that the extensive upgrades too the property were of great value, and purchased it.

May i mention too buyers, if you love a property, assess the recently apprasied value, vs what the buyer wants, THEN decide if the upgrades are worth it, and have the math, (CASH) ready. Your deal will then go smoothly after negotiations. 

One last thing buyers. In this market, PENDING, is just that. Also when you see or hear PENDING, that means the home is likely still available.
AB is just how it sounds. (Still accepting buyers).

 It certainly depends on where you are located but asking for more money is a hit or miss.  If the inventory is low and buyers are looking why not but then again you may settle on a inflated price and then the banks appraiser squashes the whole deal when the house doesn't appraise out correctly.
  Risky business but it can be done. Maybe todays higher price is the right price?

Depending on where that market is, the reality could be, that their asset is worth more money.  Here in So-Cal homes have appreciated grossly in some areas (15% or more in a 12 month period!) and we have a serious inventory problem.
