Factors that affect the Zestimate are the core facts on the home such as location, lot size, room number, house size vs comps. Features such as upgrades, views, waterfront etc don't contribute to the Zestimate but are certainly valuable in the "my estimate" feature.
Once you've claimed your home, you can edit the home facts and use the "my estimate".
