Absolutely. Your agent can list the property as an active for sale listing, and a separate rental opportunity. The rental market is very competitive right now due to the displaced foreclosure casualties and many people being upside down in their investment. Consequently, rentals are not necessarily revenue neutral or profit producing right now, but this option can shift much of the burden to renter, and allow more people to stay above water and avoid a foreclosure/short sale situation.

It is definitely possible to list a home for sale and rent at the same time, and this is becoming much more popular given the current market. Work with your agent to employ the best marketing strategy with each site. To cover all of your bases, you may want to offer a lease purchase option as well. There are good and bad aspects of each scenario. Go through them in each in detail with your agent to make the best choice for you.

You can check with your local Realtor, I have listed home for seller for both Rental & Sale in Virginia on our MLS as 2 separate entries. Seller will select what ever comes first. Do disclose on the listing that it is available for sale & rent.

No. Not on Zillow yet. As far as I know, their system only does one or the other. You can always choose one option and then put notes on the page stating that you would consider renting for X or selling for Y.
