Yes .... As long as you can qualify based in your own credit history / income you can be on the loan by yourself ... But your spouse will still need to be involved with signing in a quit claim deed at the time if closing Will this be possible ? Would you like to get pre approved ?

Yes, you can, but if you do that you probably won't be able to use your spouse's income to qualify for the amount borrowed.  Also your spouse will likely have to sign a quit claim deed to you at the time of purchase so that your lender doesn't have to worry about them making a claim to the property that is not covered by the deed of trust.

Where you should probably start is by finding a lender.  If you already have an agent they should be able to refer you to a good lender.
