Can I buy with bad credit with $10,000 down

I live in Colorado, the Denver area. I have around a 600 credit score some collections but most have been paid. I have 10,000 down and would like ideas. I have looked at houses at the clerk of courts because I've heard there is no credit check to buy, but Im unfamiliar with the process. Can I take over someones payments with a pending litigation in pre foreclosure?

even if you could, you'd be shooting yourself in the foot. bad credit means crummy rates and more restrictions. within about 4 months of trying, you can usually raise your credit score substantially and get the best rates.

You can also consider learning about ways to get your credit scores up at www.myfico.com , especially since you have some cash. I was able to get ours up substancially in just a few months by getting some things deleted, opening a couple of secured credit cards, and borrowing against a cd. You are very close to the 620 mark most lenders have as a starting point. Good luck!

Hi Grant,

Since you are talking about houses at the clerk of courts,  ask the clerk for a fact sheet or home buying process.  They will be happy to help you. 
If you are talking about tax liens, then there is usually an auction and the highest bidder wins.  You bid on the going rate of interest you will pay. 

Again the clerk of courts may provide you with the instructions on the bidding process and the necessary funds you'll need.
