Can I convert a legal two-family to single family?

We're considering trying to purchase a two family home to renovate to an owner-occupied single family.  Is this allowed?  Any advice on realtors with experience evaluating potential rehab projects?

Besides zoning issues, check, with an appraiser or Realtor to advise you as to what use the property would be valuable as - and if it is worth it to you...

You would need to check with the city and county as it may have zoning restrictions in place

Your best bet when trying to figure out zoning issues would be to contact your local zoning commission. It should be pretty easy to call them and they will answer any questions you have and explain what needs to be done.
My guess is that you would not have a problem with the conversion but it's better to be safe and speak with whomever has the authority to make that decision before getting into something. 

As for finding a Realtor to assist in evaluating rehab projects. If you can't get a referral from a friend, you can call  most real estate agencies and ask to speak with the broker. Once you get in touch with the broker explain what you are looking for and they will be more than happy to put you in touch with somebody who can help.
