Can I count an office as a bedroom? Not sure it matters but there's a bathroom just outside.

If it has a closet, it can be considered a bedroom.  Your Realtor could add a Study under Specialty Rooms and in the description disclose it could be a bedroom or a study.

To be a legal bedroom, it has to have 2 means of egress (exits),  cannot be captive & not in basement.

The room needs a window, a closet and a door to be considered a bedroom.  If it's missing any of these, it's considered a study, den, anything you want to call it.

It does not have to be air conditioned or heated unless you want to count it in the square footage.  Portable units are just fine.  Since you're in Frisco, I don't think you're this applies to you.

I am sure that you are fine with the ceiling height, Frisco doesn't allow anything to be built under 8'.

Please don't try to advertise it as a bedroom, it's very disappointing to buyers and agents to find out it's not when we show it and can hurt you.  Buyers can wonder what else was "fudged".

There are plenty of buyers that are looking for a 3 bedroom with a study so just be honest and you'll be fine.

The issue on the window is that it must be sufficient for a "second exit", unless there is another exit that will work in addition to the main entry.

It also requires heating, but that can be outside the room.  And to be livable space, the ceiling heights need to be at least 7ft6in, unless it is sloped, and then it must be at least 7ft6" on average minimum.

Calling a room an "office" is usually pretty arbitrary.

For a bedroom, there may also be smoke detector and carbon monoxide detector requirements, but those usually can be outside of the room.

Also, of course the room must be large enough for at least a twin size bed.  And of course, areas zoned for commercial office space with a commercial office structure is not "residential" and can't legally be used for residential.  Though people do sleep in their offices, just because it is "possible" doesn't make it legal.

does it have a closet? does it have a window? if yes on both, then more likely than not, it's a bedroom.

You can call it a den, and then on the comments explain, about the lack of closet.  Some rooms without a closet can have a closet added at little cost.

In many areas, a bedroom needs a closet to be counted as an official bedroom.   I had a house like that, with a large office and bathroom outside and it couldn't be counted as a bedroom.  I don't know the texas rules.
