The major question here is did you have a mortgage late during the short sale? Were foreclosure proceedings started as a result of a Notice of Default?
As for the mortgage late, you cannot have any mortgage lates in 12 months.
If an NOD was filed you are looking at 2 years until you are able to obtain financing again.

Don't think it has change since my last client, but very well could have with the guidelines though? I had 1 where she could rebuy and here is the stip. If you were current on the monthlys when you did the short sale you might be able to purchase, check into FHA loan, this was available over a year ago?

The previous answer is correct. Loan guidelines are continuously changing. Unfortunately for you and many other people they keep making the wait time between short sale and repurchase longer and longer.
