Can I get a mortgage on an H-1B visa as soon as I arrive in Sacramento?

I'm due to start work as Dean at a Californian community college on August 20th 2013. With kids who'll be going to a local school I'd like to buy a house as soon as I can, rather than renting for 6 months whilst my furniture sits in storage.
Does anybody know if this is a simple process? I'm 53, my wife's 42 and we're able to go to a 20% + deposit, plus I'm on a decent salary. I've got no US credit score but good mortgage record from the UK.
Any and all advice appreciated.
Thanks.

There are good alternatives for your loan which would depend on which bank offers you the best terms to either do a "no credit score / alternative credit report" purchase transaction or a Foreign National Loan.

If you're still looking, you can contact me through my Zillow profile and read the reviews from a few of my recent clients.

Most definitely. This should not be an issue. I have several investors that are happy to do so.

Hello,

I might be able to help you with one of our portfolio products.  We have a Foreign National loan that sounds like it would work for your situation.  We can pull an international credit report.

There are UK banks that will offer you a mortgage for a US Property. Barclays International Mortgage is one of them. Do a Google search and you will find others. The benefit to this approach is that they will use your UK credit history.

user1839928 - based on the info you've supplied, your only hurdle is going to be lack of US based credit scores....all underwriting involved pulling a borrower's credit history so we can see their fico scores....if you don't have any credit scores yet, you won't get a loan!

However, typically in as little as 4 months after receiving your first approved credit card, fico scores will appear on your credit history....

Let me know if you'd like more details about this!

I would say that it all depends on your definition of "simple!"  Your lender will get to know the specifics of your situation and advise you on their requirements.  Some lenders will be able to translate your credit record from the UK into a credit score for the purposes of your loan.  In other cases, you may need to provide alternate credit references (12 months cancelled checks) for installment debt in the UK.  Best of luck to you!
