Will do Matt, might not want to put your phone number on an open forum though. If you still have the option come back and edit it to remove that real quick.
Thanks Rich.

Matt- You say that is a broker in Colorado telling you this? If the property is in Colorado I would be happy to take a second look at your situation for you, just send me a message and we can see if we can clear this up for you. What city is the property located in?

That's what I dont get...it was over 1.5 yrs ago...I have good credit history and no other lates...!!?? And yes it is through the HARP program.

Matt,
Your broker should be able to give you the exact reason. It is written right on the "findings".
Sounds like he is trying to put you through HARP. HARP requires no lates in the past 6 months and only 1 late in the past 12 months. Most likely one of those is the problem.
Simple fix. Wait the prescribed time and re-apply.

I have one 30 day late payment...it was a complete accident as I was traveling for work and thought I paid it. I have a 733 score and am upside down a little bit on my mortgage...I used a broker in Colorado who keeps telling me I keep getting denied and he thinks its because of this issue...HELP!

All depends how recent the late payment was

With one 30 day mortgage late in the past 12 months you'll be OK except on non-conforming loan amounts.
Happy funding, Rudi

Can I get a new mortgage with a 30 day late payment?
