My rental was recently renovated and still has not rented out. It's a single family home, 3 beds, 2 bath, converted garage.  All new appliances.  Dropped rent to $600/mo (small pets allowed)

You should get an agent to list that for you. Granted there would be a finders fee - but that's better than getting under market value for it - or worse leaving it vacant.
