Can I make a contract contingent on obtaining employer and state financial help for closing costs?

Looking to make an offer on a house, but need to make it contingent on obtaining financial help. The employer help is something I prequalify for and apparently so is the help from the state,

How do I phrase this to make it attractive but clear to the seller? I live in MD

you can make a contract contingent on anything you want (the Cubs winning the pennant, pigs flying, etc.).  But getting someone to agree to sign it is something else...

You can make your contigency anything you want, its up to the sellers to accept. I suggest writing a simple letter so that any seller understands your situation and what you are looking for. If working with a Realtor make sure they know how to sell this as well.

After you offer is accepted you will have a certain time frame to get your mortgage approved.  Make sure you have enough time to get the approvals from both your employer and the state agency...The help is part of your financing.
