Can I transfer ownership and the mortgage loan to my son without selling it to him?

Yes, you can transfer the house.  Transferring the mortgage is a more difficult matter.   If your mortgage is assumable, most likely he would have be be qualified (by the lender) before he can take over the loan (and get your name off).   Pull out your mortgage paperwork to see if it is assumable, and if so, then start discussions with the lender.

You can transfer Ownership but, the Mortgage loan He will need to be approved for.
