Can I update the price for my house, based on a recent professional appraisal report

I've ordered a professional contractor to conduct appraisal on my house, the value  came up much higher ($865K vs $830K) than it is currently showing up at the Zillow site - can we update this info?

The bigger question is, why does it matter to you? Is your house on the market or is it just for your own personal pride?

Secondly, keep in mind that appraisals are quite subjective and don't necessarily reflect the true market value of a home. My point being, three different appraisers will all likely give you three different values.

I think you were elduding to that you were making improvements to the property. That will bring me to my final point which is to also remember that unless major improvements were done to the property, the market value will rarely go up. And in almost every case, the cost of the improvement is does not add an equal amount to the property value. If you are making improvements, do not use the contractor who is making the repairs values; he has a direct interest in telling you what makes the most financial sense for him.

You can certainly add a comment about the recent result of your home's appraisal. However, adding a comment does not nor will replace the Zestimate value we have for your home. Remember that Zestimate is automated and cannot be edited or altered manually. Sale transaction and changes to your home's core facts (beds, baths and square footage) may or may not affect the Zestimate value.
