Can/Should Agents List Government Forclosures as their own Listings on Zillow?

Profile picture for texeyes

12010 JOHNNY WEISMULLER LN, Austin Tx is listed on http://www.bidselect.com as a Government Forclosure, but it looks like an agent has listed the house on Zillow as a normal house for sale. Is this valid?

Agents list foreclosures all the time.  They are just like any other listing.  Intead of an individual, the bank is their client.

As  long as the agent does, in fact, have a signed listing agreement with the seller (govt. agency).  It's a violation of the Code of Ethics to represent it as a listing if it isn't. If an agent is knowledgeable in foreclosures by govt. agencies and wants to attract buyers, I think another approach would be better.

Bobbie in Utah we only need the sellers written permission to advertise a home for sale.  Not a listing.  I don't know about your states, and I don't think it’s not a violation of the code of ethics if you have permission from the owner to advertise their property.  I'm making the assumption you’re talking about HUD homes when you say Government Foreclosure.   HUD allow all agents and Broker that are HUD approved advertise a HUD home for sale if you follow the HUD advertising Guidelines.  Here is a link on HUD.org HUD web site that allows me to advertise any HUD home. www.hud.gov/offices/adm/hudclips/handbooks/hsgh/4310.5/43105c9HSGH.pdf

Hope that clears it up.

The best site in the nation for finding HUD homes is www.GoHUD.com they have a national search advanced search by $ and property bidding priority and maps property reports on all homes and it's free to register.
