If my selling agent left the house (even double teaming) to show another house during the open house, that agent would not be my agent any longer.

That is so inappropriate to leave your clien'ts house to show other houses in the area to other people. I would never hire an agent who could imagine doing that.

If is up to the Seller to make the home presentable to the buyers.  Agents provide recommendations to the Sellers on how to ready the home.  

The question here is how do you get more lookers into the property and turn them into buyers.

1. Note your listings about the open house at least one week before.   Enter it everywhere you can on the internet.  
2. Use as many signs to draw people to the home.   I find using balloons really helps to make it more welcoming for people to attend.   The more signs and balloons the better.
3. Have comps ready. 
4. Double team.   Have listings for the area ready.  If people want to run to see another property you can leave the other house.
5. Refreshments.
6. Sign in sheet 
7. Most important communicate to the attendees.

Okay now, although I have known agents who have personally cleaned clients houses out of the goodness of the hearts (and the reality that their client wasn't capable for whatever reason and the house wouldn't sell otherwise),  sellers are absolutely responsible for readying and presenting their homes to sell and this includes actually keeping it clean. 
Agents advise, agents may even and often do help when necessary to prepare a house for show, but agents for the most part are NOT in the cleaning service business.

Norm,  how often have you, who also charge a nice amount for your service and depend on people buying homes for sale, roll up your sleeves.

I'm kind of lost on that concept Louis. If you're charging to sell the house; why is the seller paying for your marketing enhancements (cleaning service)? Wouldn't you have already accounted for those expenses when you set the amount you'd charge to sell the home?

Re: the hint to spray a scent - please be aware that will chase away many potential buyers.  No scents, no scented candles, no Fabreeze (and other scented products) please!!

Well, obviously exposure is the name of the game. Advertising is great, try a mailing to the neighbors.  You can also put a sign about the open house a few days before.

The key to a nice open house is first to have a open house signs on major roads leading to the home. The second key is to have a home that is clean. If its not, please have the home owner clean the home or pay for a cleaning service. Spray a nice scent in the home and have a sign in sheet so you can follow up with clients that come thru. Signs, small ads in local papers, good copy writer....offer something free...maybe team up with a great Loan Officer and offer free credit reports, or lunch, or cookies even...
