Escrow in So.California is like an attorney closing in New York, only somewhat less expensive. Neutral 3rd party company acting on behalf of buyer and seller to collect all required items for review and final approval.  Our contracts usually are 8-10 pages long and spell out the terms of the sale to escrow. They then collect the funds, the payoffs, order the needed items, notarize the final documents, and cause to record the final liens or deeds.Hope this helps!
