i sold my home without an agent and it was very easy.  i think the real estate attorney was a few hundred dollars and he made sure everything was ready to go when the buyer and i showed up.  we signed everything and i left with the check.  when i'm ready to buy again i hope i can find a for sale by owner to avoid using an agent again.

Yes ,you can buy a home with out an agent.  Just make sure you get a home inspoection prior to closing. You will porobably get a better deal when skipping the agent because the seller will have to pay the agent a percentage of the sales price.

Agents are not needed, but real estate attorneys would be a good idea to cover all bases.

Absolutely! You don't need a real estate agent to handle your transaction. And next time you're at McDonalds, just jump over the counter and make your self a meal.

Joe's answer is correct but if you mean Realtors as agents then provided the property is not listed with a realtor then the answer is "Yes" if, however the property is listed with a realtor then the seller is contractually obligated to that agent and is bound to use their services.

Certainly, I would have an Attorney review the sales contract to ensure there would be no issues that come up later, or undisclosed liens or problems.
You can get a purchase and sales contract online or from any office supply store; but again, I would recommend an Attorney review to protect yourself.
Then select a Lender and a Title Agent. Best of Luck!! JR
