Can an agent split the staging costs?

Home owners are very reluctant to move into staging a home. Mostly because of money, and I do believe that an agent can add an extension to the contract that covers the cost in the end of the sale.

I do not believe that the staging costs can be part of the sales contract.  The stager is a service provider and as such should have her own contract with the seller.

Many years ago we would pay for the consultation and the cost of staging a home. It could be a little scary paying out $500-1200 on each listing ,especially of they did not sell. We had never had a situation that it had happened on ,but what we found is that it was necessary only in the beginning because WE had more of an issue of being convinced it was of the upmost importance to do ,no matter what housing market you are facing. Time and time again, 50 homes later and 4 T.V. Shows later we can tell you ..it is THE BEST MONEY ANY SELLER CAN SPEND ON!!! We stopped a short contributing or paying for any consults and staging time very soon after we had seen time and time again ,it was a necessary cost that the seller needs to pay. Preparing a home,like washing and waxing your car before selling it, it a must. Preparing and staging a home is crucial and on the homes we list there is no other options. Once we were convinced it was the only way to list a home, it was easy to explain to our sellers why it is so important and they had to plan for it as one of the costs of getting the home ready for photogrpahy and showings. If you as an agent believe in it as we do, it is easy to explain and prove why it is such a benefit. We have not paid anything toward this service for years and all our homes ,based on the house, competitom , budget,all have some form of staging. The process of actually paying for the service is vital to the overall appreciation of staging the home. Agents need to spend the money on marketing and advertising the home, Once it is staged ,the next critical step is photogprhy. If you as a agent cannot take professional shots,then use the saved money for the photography. There is always something to spend on when selling a home, It is a team project,all parties should be committed equally in time, resources, sweat equity,and communication. Always remember a staged home will still to sell an overpriced home.
