Can anyone advise me how much property management companies charge in Florida?

The house will be 3/2/2 and value (current) approximately $130K in Port St Lucie. I would be hoping to rent it out for approximately $1000 per month. I need to find out how much a PM company would charge to look after the property in our absence. Thanks!

I used to manage a company in Port St. Lucie that did exactly what you need. There are two charges normally. The first and most common is the Real Estate Commission of 10% of the annual value of the lease. The second cost (and exactly to your question) is the management fee. The standard is normally 10% of the monthly lease amount and is usually charged on a monthly basis.

Assume with this level of service you would expect the management company to handle collections, deposits and maintenance issues and emergencies while you are away.

There are a few other things to note but this would be the general answer.

I had two companies in Punta Gorda (near Port Charlotte). The cheap one charged 10%. The better one charged 12.5% and is worth it. Good luck
