Can someone execute a Deed of Trust on a property in which they have no interest?

Buyer is purchasing one parcel of commercial property and has an option to purchase the adjoining three parcels. Can he execute a First deed of Trust on all four parcels even though he has not closed on the additional three parcels and is it insurable?

I doubt the lender would allow such a thing. I doubt a title company would either.

A Deed of Trust is the document that secures a loan with a lien on the subject property.
