A zestimate is an algorithm based on square footage, bedrooms, bathroom as well as comparable sales compiled from public tax records. If there weren't comparbale sales recently it could be off drastically and the zestimate does not factor in condition or renovations. It is an estimate not an appraisal. Sometimes they are off by 20 or more depending on how old the recents sales in the area are. Remember, sometimes from the time a house closes to when the sale is recorded in the public domain, it can take up to six months.
