Can yo u explain why my house is grossly misvalued?

Zillow values my house at only a little more than 1/2 of where it would sell if I put it up.  This comes from reliable local real estate agents.  The zillow estimate excludes an adjacent  lot of 1/3 of an acre that adds significant value to the overall property.  It is unfair and incorrect that you publish a misleading valuation of my property, and i want t oknow how I can get that changed.

You can always update photos and information about your home on Zillow! You must 1st create an account then search for your home and "claim it." There is drop down tab under the map called MORE, when you click that the option to claim your home will pop up. Once you enter the required info you can change anything you need to. This will help Zillow understand the true value of your home and will slowly bring your zestimate up. Their algorithm only updates every couple of weeks so unfortunately it will not happen automatically.

A zestimate is an algorithm based on square footage, bedrooms, bathroom as well as comparable sales compiled from public tax records. If there weren't comparbale sales recently it could be off drastically and the zestimate does not factor in condition or renovations. It is an estimate not an appraisal. Sometimes they are off by 20 or more depending on how old the recents sales in the area are. Remember, sometimes from the time a house closes to when the sale is recorded in the public domain, it can take up to six months.
