There are minimum requirements to qualify for a loan.  I suggest that you contact two or three mortgage brokers, I am sure that they can help you, if not right away maybe  later on when you improve your credit scores.

I would suggest that you contact a local loan consultant and discuss your circumstances in detail.  If your score is too low they can suggest a course of action to make the needed improvements.  There are also loan programs available that are not credit score driven.  Eligibility is limited, but you may qualify.

In order to qualify for a mortgage, there are certain minimums expected for credit score.    While it may vary from lender to lender, consider 640 middle FICO score a good minimum target for an FHA loan.
