Can you check your estimate for 2406 Scarlet Oak Dr, Rowlett TX

When compared to my neighbors it appears low.  I know that it only recently was added, and the while the house is identified as the correct size, the land area is still empty.  May the empty land is skewing your automated calculations.

Hi @aborison,

Zestimates are not accurate for Texas. A Comparative Market Analysis (aka, CMA -- or 'comps') is the rule to measure by.

I understand you would like the Zestimate to reflect the value of your property, and you could certainly follow Wetdawgs' advice to see if the lot size adjustment helps.

But know that Realtors and appraisers will use comps to size up FMV (fair market value). :-)
