If you are thinking of selling, then may I recommend that instead of thinking about what your home is "worth" you consider what it will take to sell it?  Price plays a large factor in a home's sale, but so do location, condition, and the local market.  Best to invite a real estate pro to tour your home and provide you with a solid analysis of how your home compares to the market.  Good luck.
