I'm a commercial broker that specializes in multifamily brokerage.I would suggest contacting a company I use to work for, Marcus and Millichap. They have offices throughout the United States and could provide you with the information you are looking for.

Don't look to Loopnet for values unless you know how to financially underwrite a property. Over half the properties on Loopnet are being represented by people that do not know how to value them. Loopnet provides prices and its up to you and your agent to determine a properties true value.

A good agent should know what a CAP rate is and how to arrive at one when given the properties financials.

As with residential real estate, deal with a specialist from your market.
