You asked whether the appraised value would come in at the assessed value....Generally speaking, most tax assessors values are less than true market value because they don't have the time or resources to fight with every property owner in the county over values. So, I would expect the appraised value of this property to be higher than the assessed value, dependent on the condition of the property.

Property values can be ALL over the board depending on condition, size, amenities, when it may have been updated, so placing value on this home soley based on public information is difficult to rely on. An appraisal or a realtor who has physically inspected the home inside and out will best be able to inform you.

The average sales price for 3 bedrooms within a 1 mile radius is about $30k. You would need to pay for an appraisal to get the value of the particular home you're referring to.

I would suggest you contact a local realtor and ask them about house prices in the neighborhood. You might be able to find something a bit less expensive and you should always look at all your options. You can search for a realtor by pulling down the Professionals tab up top or click on my name or any other realtor and we can give you suggestions/referrals.
