Can zillow be so wrong in its esimate?

Zillow zesimate is 100k CMA was at 50-60k? Thats 30k difference?

Are you assuming the CMA is correct?    I suspect that both Zillow and the CMA are incorrect.   Please be aware that Zillow also provides a range (scroll down on your home details page).   The value range is a range expected to cover 70% probability of sale price.

The zestimate can be not even close, especially if you are in a non-disclosure of sale price, like Missouri.  They have no idea what homes sell for in Missouri.  If you want to know what your home is worth, call a Realtor!

Absolutely. I've sold a home that went for $900,000 more than the Zestimate.

I can't believe that home owners in this day and age would rely on the internet, that doesn't have a clue what your house looks like, instead of using a qualified realtor, who works for free, breaking his or her neck trying to prove to you what your house is worth with a qualified CMA,
 from similar homes from the surrounding area.
Sit down with that Realtor and their CMA, go out with them if you have to view those homes that are comparable.
If they did a good job, hire that realtor.

Zillow is a tool that can be used to balance other opinions of value. No system is perfect.  So balance what you see on Zillow with what you hear from a competent Real Estate Broker.  An informed decision based on a variety of evidence is generally reasonably accurate.

I think this why zillow is having us agents post our past sales.  It will give their zestimates more validity.  Their statistics tend to be outdated.

Per my experience, Zillow was way off with its estimate. We were planning to buy a townhouse but the deal failed because the home appraisal came back very low. Zillow was off by 30T
