We have many Canadian buyers in Anthem, AZ. Also a lot of Alaskan and Midwest buyers. Why shovel snow when you can tan?

We have a lot of Canadian property owners here on Maui.  They really like the sunny shores of Kihei and Wailea in South Maui because there's good value compared to West Maui.  Kihei has a great selection of vacation-rentable condos that are fully furnished and often come with a good rental history and happy return customers.

I just got a call from a man in Calgary today - looking for a single family home in Kihei.  He already owns 1 condo and wants to get another place for family gatherings.

Canadians like to get away from the cold winter weather, so anywhere with sunshine and beaches will be popular.

For CA properties we have several products for Foreign Nationals that do not require a SSN or US credit, as long as their credit is in good standing in their country, along with income and assets meeting guidelines. .... Think California. .... Also, no threat of current BP oil gusher ramifications in our beautiful state. .... Happy funding, Rudi

if by "many" you mean 400 or so a month, well yes, that is the largest group of foreign buyers in the Phoenix metro right now; Even more than Californians, who used to be our largest number of out of state buyers.

However, put that into perspective: 9000 sales last month, and 4000 foreclosures, so don't buy the hype that the Canadians are buying up all the homes!

I am from Calgary& i moved here since 2004. It is a good investment to buy home in us right now. If you don't have ssn you can stay in us for six months in that case you can move back & forward between two countries.Good luck.

The reason for such an influx is the high value of the Canadian dollar, and the relative strength of the Canadian economy. Housing prices in Canada have not changed much and have even appreciated in some cities like Toronto and Vancouver, so the Arizona and Florida prices look nearly free from their perspective.  

Plus they get tired of the snow in the winter. (I'm a Canadian BTW, and I work extensively with international relo's.)

Glad to hear you are working with buyers, regardless of where they are from. 

I know of a source that has a variance with FNMA that allows them to lend to Canadians that do hold a US Social Security Number.  If you need any help, feel free to contact me & I'll pass along the information to you.

We have alot of snowbirds from different regions, not just Canadians. Many have winter homes here. It's pretty typical for Florida though. We have such diversity. I find it refreshing.
