While property values had decreased in some cases over 50% since its peak, values have actually increased 3 to 5% over the past year in most areas. In my opinion we will see the home values once again start to depreciate for the next 3 to 12 months but then I would expect homes to start a strong appreciation or inflation cycle.
Remember that the interst rates are at all time lows and if you are needing to finance a home even if values go down some it would still be wise to buy now. If your paying cash I would wait.

Care to comment on the Fresno/Clovis housing market, do you believe it will continue to go down?
