It depends on where you invest. Unfortunately, a lot of good people lost homes in the last few years and must rent until their foreclosures and short sales clear up. Because of that, a lot of investors are buying those foreclosed--and non foreclosed homes to rent out or flip.

Another good reason to have rental property is that we have a lot of industries in the Greenville area that bring in contractors from overseas that need temporary (2 years or so) housing for them and their family.

I've worked with several and they are happy with the flip process and the source of renters in this area.
