Your profile sounds fine ...one thing not mentioned is your employment / income ??
....fyi...if you can keep the loan amount you will want / need under 506K , your will likely get the best rates / fees ( 506K is the KING county maximum conforming loan limit ...above this 506K level , the loan is classified as a jumbo loan and rate/ fees a bit higher

with the income / debt / scores and loan amt outlined ...you look fine
if you are at a point where you are house hunting ( or about to begin ) I would recommed becoming pre approved ( its easy / fast and free )

Chances of Getting the Best Rates???
Hello,
I was wondering what our chances are of getting the best mortgage rates out there?
We are looking for a house within the 500-625k range in Seattle. Our myfico scores are both above 740. We have no credit card debt. We do have two vehicle loans we pay for which is 1k per month. We have 20% to put down so we have no PMI. And we should have around 50k in cash reserves at that time. I know that the lending restrictions have gotten strict so I just wanted to make sure we would be able to get the best rates possible...Thanks!
