depends on many factors- most importantly- your motivation.  do you need a home now?  is it for you to live in?  how long do you plan to own it?  if it's for you and you will live in it and you want to hold long term then yes, now is an excellent time to buy because of interest rates, the low inventory and the long term potential at that pricepoint of a home.  besides your own motivation, a big factor to consider is: who is the seller?  if it's HUD or a bank, then you're good to go, but if it's a short sale, then be prepared for a long process.  good luck!

I don't know the conditions of the proiperty or who owns it, but in this market, I would buy it now if you want it. Inventory in Maricopa County is low right now, and if it is a decent home, they do not last long on the market. Finf a good agent that can advise you how much to offer and how to structure it. They should be able to look at the property and help you out with that.
