Charlotte area loan programs

The Charlotte Regional Realtor Association launched a new program to allow home buyers to search for available loans AND grants.  Many of these allow a home buyer to receive funding that NEVER needs to be repaid provided that the buyer lives in the home as their PRIMARY RESIDENCE and doesn't re-sell the property for 10 years (there is a pro-rated repayment requirement between years 5 and 10 @ 20% for each year and full repayment between years 1 and 5).

One program you will NOT find on the website is the one I offer:  a 20% rebate of the buyer agency commission to MY buyer clients only (subject to lender approval, minimum purchase price and minimum $2000 commission).

All of the current programs require that the home buyer be an owner occupant, but this could change.  There are 203k loans for rehab's, Good Neighbor programs for teachers, police, EMT's and firefighters (imagine just $100 down or half-off the list price), and non-profit purchasers.
