Get pre-aproved, call the listing agent, get inside and make an offer. If and only if it is what you want. Do your home inspection, etc. As for a "great deal" I can't say. The reality is that a great deal doesn't sit on the market very long no matter what the market is like. Good deal may, but not great one's.

Cluster
Today while visiting a Sunday garage sale, I stumbled upon what just may be my first home. I had never heard of cluster patios before.
Essentially they are small homes which do not share walls with other houses, but the houses are clustered close together and it's
akin to having a your own detached home for the price of a town home. I asked the woman holding the garage sale what her home was worth, more of less. She said she paid 160K. She then tipped me off that the cluster patio next
to hers was in foreclosure and the asking price was 110K. She admitted that the foreclosed home was considerably nicer than hers on the inside
due to upgrades, and that somebody was going to get a great deal. I looked the home up on the MLS and the asking price is actually 108K. It is a V.A. home. According to the woman, the box outside the for sale home used to have flyers, but all the flyers have been taken by potential buyers. Do you think the bank advertised this low price hoping they will generate a lot of interest,
and in doing so stimulate the buyers to bid the price up? I would really like to get this home, it is perfect for me based on what I have seen
and heard. Should my first step be to get a real estate agent familiar with buying foreclosed home? Any other thoughts or advice is much appreciated. The home is in South Aurora, Colorado, for the record.
