Co-signors and credit scores

I want to buy a small house-renting is so expensive. Unfortunately, my credit score is not good-due to issues with a divorce.  When I did have a mortgage though-payments were not late-I had thought I'd be able to get an FHA loan-but see now the requirement is 650 credit score?  Would I be able to buy it with my mother-as she has excellent credit-or would it not be permitted?

650 isn't the minimum credit score for an FHA mortgage. If your score is over 620 you should be able to find a bank (not a broker or correspondant lender) who can help you (the reason is that many of them have investor overlays that keep them from closing with lower fico scores) . If your score is less than 620 options still exist but they are harder to find. You can get FHA loans under 580 but they require 10% down payment.

Hi thassos:    It looks like you have some answers to your similar question if you click here.

Bottom line - your mother's good credit does not make up for your bad credit. Cosigning can help when income is low, but not when credit it too low.  (Do you have a score you can share?)  You may be able to find a lender who will go a bit below 640 for a higher down payment and interest rate.
