Columbia City has something for all!

This week's featured neighborhood is Columbia City.  This quaint neighborhood is on the SE side of Seattle, just South of the Mt. Baker neighborhood I featured recently, and West of Seward Park.  Columbia City is a fantastic option for those buyers looking for a home in the $300K – $500K price range.  There are good townhome options, as well as nice starter homes.  One of the things I love most about Columbia City are the fabulous restaurant options in the neighborhood; La Medusa, Tutta Bella and Geraldine's Counter are just a few.  There are also many park options within this neighborhood, namely Genesee Park and Seward Park.  Genesee Park features an off-leash dog park, for all of you dog owners!!  Lastly, Columbia City's location makes it a great option for those who work downtown, or need to hop on I-90.  It's just a few blocks to the new Light Rail system, making it easy access to SeaTac airport or downtown.

Inventory in Columbia City is just barely above the lowest number we've seen since last year, which most buyers don't like, however...

List price to sold price is the best it's been since prices fell a few years ago. As of June 4th, sale price in Columbia city was 100.22% of list price (for the previous month), which makes it the first time since prices fell that sellers in the area actually (statistically, combined) sold for more * so that's encouraging for sellers. 

And just so buyers keep it in mind too: Columbia City is one of the least expensive areas in terms of $/sqf in the city of Seattle.

I believe Columbia City is a great area. Certainly it is one of the most up and coming communities. Unlike some other areas surrounding Columbia City you really do not have to speculate, the businesses are there, the Jobs are there, the community is there. Once an area starts to grow like Columbia City has, they do not stay affordable. I would recommend this area to anyone buying in that price range.

Yes, there are a variety of pedestrian-friendly shops and restaurants in the area, and also Sound Transit light rail which goes directly to Downtown Seattle and the Airport.  Very convenient indeed.
