Connecticut laws on return of escrow when a home has unsatisfactory inspection.

What are the buyer's options if they back out of a home purchase due to major septic system issues, and the seller refuses to return a portion of the deposit  on the basis that they've already spent money on a lesser repair without the buyer's consent?  The seller is ignoring all attempts from the buyer's attorney to obtain the name of her attorney.

As Don said, careful with any responses from out-of-state.

In this case you should be talking to your attorney about the return of money.  Though they will not typically represent you in suing for the return, they should have the proper contacts for the sellers attorney to get the deposit returned.

If you're unable to get the attorneys name, your attorney should contact the sellers agent, or have your agent contact the sellers agent.

Be wary of advice from agents who are out of state.  They are not aware of how things work in Connecticut.

Whether or not your deposit monies will be returned will depend on what your contract says. Your attorney should be working on this for you, and he/she should be dealing with the seller's attorney.  Of course, you agent, if you have one, should be in the loop.  

How to proceed, should you not receive monies you and your attorney believe you are due, is a question you should be asking your attorney.

If you have a Buyer's Agent, he/she would be of additional assistance.  The Buyer's Agent would contact the his/her Broker to present the complaint & that broker will contact the Seller's Broker; and, if that doesn't work, she/he and his/her broker can make a complaint at the next level of authority in CT.
