Considering selling in BMR, a bit concerned about current comparables...

Looking to downsize, but it seems that there is some range in the recent sales. However, it also seems some houses are sitting and just not selling. Is there an explanation of "temporary circumstances" that we need to wait out...or is this pretty much an indicator of how things will be for a while?

House is in the Colrich side of Santa Monica, unobstructed views to the north...if it really matters.

I know my market is light years away from yours, but it seems like well-priced move in ready, well kept homes sell almost as soon as  they hit the market. The only things I have seen sit are obviously over priced homes and distressed properties. New paint, new carpet, no repairs, well priced....GONE in less than 30 days.

Due to the time uncertainties with and the extended time frames generally required to close distressed properties, traditional sales with properly motivated and priced sellers are currently highly sought after products. They can even and do generally sell for more than similar distressed properties.

The higher end of the value stream does not appear as affected by the distressed property scenarios of homes at or below let's estimate the $500K range. I find many of the homes sitting on the market at or below this range for long periods are distressed properties, generally sitting due to processing nightmare issues, say for one instance an underpriced short sales that the bank will not now after 4-6 months of market exposure and buyer seller negotiations allow the sale to complete because the home was underpriced when marketed and contracted for sale in the first place.

Here in San Diego and in many parts of California, there is not enough inventory to meet buyer demand and thus it is a great time to sell. The caveat is, you have to price it right. There is no room for over pricing your home. What you will find is that the homes on the market are likely either priced too high (or were originally so), or they have a feature that is tough to change/market. Such as a strange layout or location. If you are hoping to make a move, now is the time to position yourself ahead by pricing your home to sell, obtaining multiple offers, and then negotiating hard on your purchase.
