Zillow's data is not current since they are NOT providing live MLS listings directly like REALTORS do. There is a reason why they actually call it a ZESTIMATE instead of Estimate because the Zestimate values are generally off by as mush as %20 which makes them pretty much unusable. So dont sweat over Zestimate Value on Zillow when it comes to property value statistics.
Basically the Zestimate is as good as the data Zillow has about the area. More data they have, better the accuracy but the amount of up to date detailed data they have changes from region to region so values can be far from reality.
