CraigsList is free and widely used amongst young professionals.  As for Real Esate trade groups, there is the National Assn of Realtors (NAR) and I am sure there is also a state assn as well as a local board of Realtors for Seattle.

The more exposure one can get on a listing the better -- especially if there is no cost associated with the marketing.  As far as responses, it tends to work pretty well for rental property, for sales it seems to draw a lot of looky-loos.

I am in MA and use Craigslist for all of my listings and get great results! I also use it to search for people who are looking to rent , and contact them with houses that are for rent in the area they are looking for. Rentals are quick and easy!

We use Craigslist and know of no direct sales or rentals from it.  However, with the internet there is a lot of researching done by potential buyers and if they see your name and your property in several places they may end up becomming a customer.  Being seen on multiple web sites may be the equivalent of sending multiple letters to prospects in the old days.

Put house on market with realtor july 2n 2008  had three showings  but had it on craigslist 2months  lots of calls and email  but tomorrow is the first showing because of craigslist  july 26th 2008 saturday

at 11am  young couple with kids looking for starter home

Ok couple who called and looked at my home saturday   came back sunday with family 6 adults and 4 kids  and decided to make a full offer on my home.

full offer  and I pay closing ( 4500) so, that starts today. now, I was wondering  should I ask realtor for a lower fee  since I found the buyer  with my ad on craigslist...I guess it can't hurt. also, they had no realtor  so I told them to call mine.    2 points  would work

This is a tricky one. Congratulations on the offer. Many brokers are now requiring all reductions  in commission come from the realtors pocket.

 

Lets say the commission is 6% with a 50/50 broker/agent split. The agent may end up with 1% before expenses. There are even some brokers who will not allow their agents to do this at all.

 

I'm not saying don't try, but this is the sort of thing that must absolutely be discussed at interview time and then put in writing at the time you sign the listing agreement.

I guess it depends on the type of listing agreement you had with your agent.

I only do exclusive, basically means anybody who asked you the seller about the house is to call me and I show the home or another agent shows it.

This is to protect the seller from agreeing to things which could costs them more in the long run.

Sometimes sellers talk to much and buyers get scared away.

Also to verify that the buyer in question is actually an approved buyer with funds and can get the loan.

Can't tell you how many people I have seen get an offer stop showing house 6-8 weeks go by and closing falls apart due to buyers lender or buyer has things show up last minute therefor not approved.

I advertise all of my listings on Craigslist amongst many others and make it a habit to ask the caller inquiring what advertisement they are calling me from to get a general idea if my time is worth it or wasted; in this case, I've yet had a call from there but you never know. Funny how I get more calls on the properties that I manage and not my own listings. Good luck to you and keep searching for more free real estate website advertising, they are everywhere on the net.

Having some luck with craiglist. today wednesday august 20th  have showing because I put my house on CL every week. this young couple is coming back for a second look. was here three weeks ago today.  called said they have bank approved loan  and ready to see house again. so, hope this is the one.

should I ask my realtor for a small % off her fee since I put house on CL and I shown the home  and also, did all the dealing on what they want to spend and what I want for property?  I guess it can't hurt. huh?

Had my showing with couple from CL  we sat down discussed price and closing.

they agreed on my house price and I agreed to pay half closing. they went to my realtor. she refused to cut fee. said she can't  it's the brokers fee. so, all this work I did  but at least it does sell the house.  so, offer is getting done. and I did get my house price.   I'll break even for what I paid for home 3 years ago.

I use it for my listings, looking for buyer agents to hire, buying furniture, sold a boat, sold and bought many motorcycles, advertising my seminar/open houses. Sold a car on there last week, posted it on Friday, closed it on Monday.

 

Problem is there are a lot of junk postings on there for buyers to weed through before they actually find your posting.

All of mine go on there. I have also bought and sold many motorcycles, advertise stuff like open houses, sold a boat, sold my wifes car, bought a pool table. The best part is it's all local and free in most areas.

You say your home was listed with a Realtor, but you showed it yourself and sat down and negotiated the price and terms with the buyers yourself.  Isn't that your Realtor's job?  Maybe you wouldn't have had to pay half the closing costs if you had let her negotiate with the buyers instead.  It sounds like she was good at negotiating for herself anyway.  Good luck with the transaction closing!

In response to 2nd post - The Realtor Association in the Greater Seattle area is: Seattle King County Association of Realtors, or SKCAR.  The State Association is the Washington Association of Realtors, or W.A.R.  I hope that's what you were looking for.

well, signed all papers  got my price  then today another couple from CL wanted to see house.  told them I had an offer and deal on table but anything can happen with inspection. so they are back up offer.

but if all goes well  sept 23 is closing date  I ask for a mon or tues  no fridays for closing. plus 3 days after closing to move  glad it's almost over

inspection today  we passed  so, now we wait until closing.

I feel relief and a little sad. hate to fall in love  but glad to be getting out and having a life  instead of sitting in alone in the house  waiting for hubby to come into town. end of next month  our gypsy life begins.
