Credit score of 630. Want to buy house

Profile picture for Haragl
I have an income of 68,000 gross.  I have been in my current job for over 6 years and have been employed in my current field for over 24 years.  I have a bankruptcy that discharged in 2009 but for some reason the mortgage wasn't filed till 11/11.  I had a home in Georgia that I was renting out since I was a Travel Nurse in another state.  My renters were often late with their rent and then left in the middle of the night owing 2 months rent and leaving me without renters.  Due to needing the rent to cover the mortgage I was forced into bankruptcy.  I have worked very hard to rebuild my credit and have gotten my score up to 630.
I have found a home and need to find a mortgage so I can get it.  I am currently paying $1320 in rent and am tired of seeing my money go out the door and not building anything.

You're situation sounds complicated and you really need to have a one on one with a mortgage lender it sounds like. They can take a closer look at the details and give you direct answers. It's great you have gotten your credit score up to a 630 but credit scores alone don't carry much weight these days. There are so many other factors that go in to you being able to obtain a loan these days. Good luck!

Did your house go into foreclosure?  When was your actual discharge date?  If you had a past foreclosure you will have to wait a least 3 years.
