Cupertino inventory vs Price

Like most of the better neighborhoods one sees a surge of home buyer flock all over better neighborhoods trying to get on the bandwagon looking for a place called their own.

Indeed the inventory is lower than past three. 70(2009)-70-60-50(2012) sfhs are on the market, notice the sold(demand) went up left with little inventory (30, 25,16, now just 2(50-48)) . The sold price goes up a little but will not go out its bound recalling home prices did not dip as much as other neighborhoods.

The graph tells all - prices are sinusoidal but the mean is rock solid. No reason to buy - even in Cupertino even though agents will say - Apple is growing, Facebook is coming, etc.) - there are more reasons not to buy in overinflated areas where renting a home is 50% of what it costs to buy a home on a monthly basis. I have NOT seen a home in Cupertino where the buyer breaks even in less than 30 years! Do the math yourself.

Very good point. The inventory (bottom) shows the buying/selling season starts in each spring and tapers off after school starts. By Thanksgiving fewer sell homes until next Spring.

Cupertino also has sub-areas that differ in their statistics. I would recommend separating The Monta Vista High School area and the Cupertino High School area when trying to obtain meaningful insight from the data, as there are different trends and even inventory historically in these two areas.
