Curious ion large differences in estimates on homes in the same location?

I noted that one home, sq ft 1,232, lot 2,250 is shown with much lower zestimate than one in the same location sq ft 1,188, lot 1,650 has nearly a $31,000 difference?

Claims of full bath vice 1/2 bath should not be that much of a delta, correct? Are carpets better than wood floors?
