You are geting very picky about what you think adds value. Some of it is more personal preference and there is no way for any value estimation to take into account some of these things. These zestimates are just that.....estimates based on 3rd party info and constant revisions over time. Sellers should not get too anal about the numbers they see. Buyers never refer to these estimates when making an offer. Their agents do a more accurate market analysis to show them value.

The appropriate bedroom and bathroom number may affect the Zestimate. You can claim your home on Zillow and edit those items. If there is an impact on the Zestimate, it tends to be phased in over several weeks to several months. Upgrades and other features that may add value are not used as part of the Zestimate formula except as reflected in tax assessments and/or sales history. A Zestimate is a starting point for comparison of houses, not a substitute for an appraisal.
